Minimum Qualifications Candidates must be employed by New York State to be eligible to apply for this position. One year of trade experience subsequent to the completion of an apprenticeship or equivalent training and experience such as that required for:
• Construction Equipment Mechanic;
• Grounds Construction Supervisor;
• Service & Repair Mechanic with any of the following parenthetics: Electronics, Motor Equipment, or HVAC-R;
• Trades Generalist;
• Trades Specialist with any of the following parenthetics: Carpenter, Electrician, Locksmith, Machinist, Mason & Plasterer, Painter, Plumber & Steamfitter, Roofing, or Welder
Possession of a valid New York State driver’s license is preferred, but not required, for this position.
Duties Description The Office of Mental Health (OMH) is recruiting to fill a Maintenance Supervisor 1, Grade 14, position in the Bureau of Environmental Design and Improvement located in Queens Village. This position will lead the Downstate Heating, Ventilation, and Air Conditioning (HVAC) Preventive Maintenance (PM) Team, who will be responsible for performing HVAC and various facility equipment preventive maintenance tasks at multiple psychiatric centers in the New York City region. The incumbent will be a working project leader and supervisor of a team that will perform ongoing filter replacement, inspections, preventative maintenance, and repairs for a variety of OMH facility HVAC systems and building equipment. The incumbent will also be responsible for maintaining accurate records of all services performed by the team, as well as, communicating and scheduling service, and reporting any equipment deficiencies.
Specific duties to be performed may include, but are not limited to, the following:
• Provide supervision, technical guidance, and direction to skilled and semi-skilled workers.
• Coordinate activities with facilities and schedule work to be performed to ensure that scheduled PM projects are completed by the projected target date and within the acceptable quality of work standards.
• Assist with preparing labor and material cost estimates and procurement of materials and equipment as necessary.
• Working knowledge of the methods, materials, and tools used in the inspection, maintenance, and repair of air handler units (AHU), exhaust fans, fan coil units (FCU), pumps, domestic water heaters, auxiliary heaters, heat pumps, and other building equipment.
• Perform large-scale routine replacement or cleaning of AHU, FCU, and other equipment filters. Provide oversight of filter inventory and advisement for filter procurement needs.
• Inspect and maintain unit mounting apparatus, bushings, pumps, and piping. Clean coils, lubricate motors, inspect and repair fan motor bearings and belts, and clean drip pans and drains. Inspect electrical wiring for deterioration and tighten electrical connections.
• Supervise periodic fire damper inspection projects.
• Record and maintain written and digital records of maintenance performed and document equipment deficiencies.
• AC and Refrigeration experience/certification preferred, but not required, for this position.
Possession of a valid New York State driver’s license is preferred, but not required, for this position.
This position requires vaccination against COVID-19.
Additional Comments This position is eligible for the Downstate Adjustment of $3,087.
Candidates are not eligible for reimbursement of travel costs.
