Job Specifics
Duties Description Position Summary:
University at Buffalo’s Residential Facilities is accepting applications for a Maintenance Supervisor 1. This role is a working supervisor and will oversee areas including skilled trades, semiskilled, and unskilled positions. These positions are engaged in maintenance, repair, rehabilitation, and construction activities.
In a typical year, Campus Living houses up to 7,500 students at UB. Our skilled trades and custodial staff care for the buildings our students live in. Their priority is the health and safety of our students. Without dedicated cleaners and maintenance staff, the university would not be able to have a residential program
Key responsibilities:
• Reviews job orders, blueprints, specifications and, as required, visits the project site to determine dimensions, materials, and labor required to complete the project.
• Prepares rough sketches or plans to scale from oral or written instructions.
• Assigns staff to the project and provides oral instructions and blueprints, specifications and plans.
• Meets with supervisors representing other trades involved in the project to coordinate activities and schedule work to be performed to ensure the effective utilization of staff, materials, and equipment and completion of the project on schedule.
• Observes and inspects work while in progress and when completed to make sure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan.
• Inspects work performed by outside contractors to ascertain conformance with project specifications.
• Prepares and maintains written records of work performed and completed and accounts for labor and material used.
• Evaluates the work performance of subordinate employees.

Minimum Qualifications Minimum Qualifications:
Non-competitive: one year of trade experience subsequent to the completion of an apprenticeship or equivalent training and experience such as that required for a Trades Specialist (Carpenter), Trades Specialist (Electrician), Service & Repair Mechanic (Electronics), Trades Generalist, Grounds Construction Supervisor, Trades Specialist (Locksmith), Trades Specialist (Machinist), Trades Specialist (Mason & Plasterer), Service & Repair Mechanic (Motor Equipment), Trades Specialist (Painter), Trades Specialist (Plumber & Steamfitter), Service & Repair Mechanic (HVAC-R), Trades Specialist (Roofing), or Trades Specialist (Welder).
Preferred Qualifications:
• The preferred candidate will have experience in a university housing setting and have a proven track record of exceptional supervision
• A valid NYS Driver’s License as supervisor will travel between locations on and off campus.
Departmental Operation Needs:
• Knowledge of safety standards and procedures and the ability to demonstrate commitment to following those procedure
• Knowledge of applicable NYS building, ADA and fire codes and regulations
• The ability to follow written and oral instructions
• This position requires traveling within the campus, between the campuses, and off campus,
• The incumbent must be able to communicate well with others and possess and demonstrate positive customer service skills.
• Due to the nature of the work, the incumbent must hold the discipline, motivation, and knowledge to successfully complete tasks independently with little to no supervision
• The incumbent must be able to demonstrate skills at a high level that are appropriate for the trade/position
• Due to the dependency on this position, the candidate must be willing to work scheduled and unscheduled overtime and have a proven track record of exceptional time and attendance
• Candidate must have solid computer skills and the ability to learn and properly use software.
Physical Demands:
• Must be able to bend, stoop, stand for long periods of time, climb ladders and scaffolds, carry up to 50 pounds with or without an accommodation.
